Sustainable and high-quality development that responds to the surrounding landscape, enhances biodiversity and creates vibrant, successful new communities are at the heart of new guidance adopted last night at a meeting of the Executive. This detailed guidance is called the Strategic Development Framework (SDF) Supplementary Planning Document (SPD).

This guidance is specifically for the five key strategic sites. These are:

– Slyfield Area Regeneration Project, now known as Weyside Urban Village (Policy A24)
– Gosden Hill Farm (Policy A25)
– Blackwell Farm (Policies A26 and A27)
– Ash and Tongham Sites (Policies A29 – A31)
– Former Wisley Airfield (Policy A35)

The comprehensive guide for developers is to ensure high quality design. It will be used by site promoters in preparing their development proposals for these sites, which will be subject to further public consultation, and by the Council in assessing planning applications. Supplementary planning documents such as the SDF cannot create new policy, they can only supplement adopted Local Plan policies and are guidance only.

Cllr Jan Harwood, Lead Councillor for Climate Change, says:

“Thank you to all residents who took time to give feedback. We listened to comments which have been reflected in the final document.

“The SPD guidance is a major milestone moving forward and implementing the Guildford Local Plan. Our Borough is an attractive, safe and wonderful place to live and work and we are committed to protecting our vibrant heritage and environment while balancing the increasing pressure for new homes. We look forward to seeing innovative and sustainable designs that will support and reflect our borough’s commitment to tackling climate change.

“Enabling environmentally and socially sustainable development is one of our key priorities in light of the climate change crisis. We will continue to engage with the community and developers to achieve our targets. Last year we committed to becoming a carbon-neutral Council by 2030 and we continue to do all we can to support being a greener society.”
